When your garage door starts acting up, the first question is usually whether a repair will do or whether it’s time for a new door. The right answer depends on the age of the door, what’s wrong with it, and what you want from your home. Here’s how we help homeowners in Aurora and York Region make that call.
When a repair is the smart choice
Many garage door problems come down to parts that are designed to wear out and be replaced. If the door itself is in good shape, fixing these is almost always the better value:
- Broken springs or frayed cables. These are wear parts. Replacing them restores the door to normal operation. (See 7 signs your garage door spring is broken.)
- Noisy or worn rollers and hinges. New nylon rollers and fresh hardware can make an old door run quietly again.
- Opener problems. A faulty opener can often be repaired or replaced without touching the door.
- Worn bottom seal or weather stripping. New weather stripping stops drafts, water and pests for a fraction of the cost of a door.
- A single damaged section. If one panel is dented and the matching panel is still available, it can sometimes be replaced on its own.
- Peeling paint on the door frame. Aluminum frame capping covers the wood trim so you never have to repaint it.
When it’s time to replace your garage door
- Multiple sections are damaged, or replacement panels for your model are no longer made.
- The door is uninsulated and your garage is attached to the house, used as a workshop or sits under a bedroom. A modern insulated door can make a big difference to comfort. Read insulated garage doors for Ontario winters.
- Rust or rot has set in. Rusting steel or rotting wood panels compromise strength and look worse every year.
- Repairs keep adding up. If you’re calling for service several times a year, the money is often better spent on a new door.
- Safety features are missing. Very old doors and openers may lack pinch-resistant panels, safety sensors or modern spring systems.
- You want better curb appeal. The garage door can take up a large share of your home’s front. A new door is one of the fastest ways to change how your home looks, which matters if you’re planning to sell.
Questions to ask yourself
- How old is the door, and has it had major repairs before?
- Is the problem a wear part (springs, cables, rollers) or the door sections themselves?
- Is the garage cold, drafty or noisy in a way that bothers you?
- Do you plan to stay in the home for years, or sell soon?
- Do you like how the door looks?
If most of your answers point to the door itself, replacement is usually the better long-term choice. If the door is solid and the issue is a part, repair it.
